• Renter agrees to send a check in the amount of $400 (per cottage) as a security deposit for the rental. This security deposit is non-refundable if the Renter cancels this agreement prior to arrival.  This security deposit will be returned to the Renter within 7 days after the rental if no damage or other charges are to be deducted.
  • Payment in full is due one month before the first day of rental
  • Standard weekly rentals start on Saturdays at 2:00 pm and end the following Saturday at 11:00 am
  • Owner will provide dishes, glassware, silverware, cooking and serving utensils appropriate for the maximum defined occupancy of the particular cottage
  • Owner will provide quilts or comforters, and pillows, mattress pads and blankets for the maximum defined occupancy for the particular cottage
  • Renter will be responsible for providing their own linen service (sheets, pillowcases and bath towels).  Owner will provide this linen service for an additional fee of $75 per cottage, if requested.
  • Renter will be responsible for their own firewood
  • Each kitchen has a full size refrigerator with freezer unit, a coffee maker, a microwave and propane oven with 4 stove-top burners
  • Each cottage has a TV connected to an over-the-air external antenna providing most over-the-air channels from Rochester, NY
  • Each cottage has VCR and DVD players in the living room area; some VCR tapes and DVDs are available in the cottages
  • No pets are allowed
  • No smoking is allowed in any of the cottages
  • No moving or setting up new fire pits
  • Renter will honor our property lines and not bother the neighbors by using their docks or property
  • Renter will leave the rental property in the same condition as when rented; bathrooms must be cleaned, carpets vacuumed and floors washed; Owner will provide cleaning materials
  • Owner is not responsible for any damages or injury to the Renter, the Renter’s guests or their personal property due to the Renter’s actions

Additional Items


  • Do not disturb the red floating water marker; this is required by the town
  • Do not disturb the white water line markers beside each cottage
  • Be considerate of the neighbors, other guests and the property itself
  • No radios outside after sun down
  • If we have books, videos, games, maps, literature or flashlights in the cottages, enjoy them but be sure to leave them in the cottage
  • Do not feed or encourage the geese; they are beautiful but can leave an awful mess
  • For your own safety do not play near the creek bed behind the cottages; there may be patches of poison ivy in there
